Before you start looking at homes. Speak to a lender/broker and find out how much you can borrow if possible secure pre-finance approval. It lets you narrow down the properties you are looking at and puts you in a better position when negotiating.
Once you find the home you want, ask the agent for a contract to review. Instruct your conveyancer/solicitor to go through. If you require any amendments run it past the agent as well so they are kept in the loop and can help you speed up the process. As communication between solicitors may only be restricted to business hours.
Once you have done your due diligence, make a competitive offer. We call this “putting your best foot forward”. It’s hard to come by the right property, don’t miss out.
Sign the contract and pay the deposit when all is agreed.
